South Florida home sales rise in Q3 2019

South Florida home sales rise in Q3 2019. 

The Miami-Dade sales performance numbers have been released for Q3 and the numbers are entirely positive. Sales of single-family homes and condos increased 4.6% year over year to 7,104. Single family home sales jumped 7.5% to 3,514 and condo sales grew by 1.9% to 3,590 according to an article in The Real Deal South Florida released on November 8th. Single family sales dollar value also rose to $2 Billion marking a 13.4% increase. The condo market remained constant at $1.3B. Median price in both overall categories also grew; 2.8% for single family and 4.3% for condos.  

According to one recent market report which highlighted the luxury real estate category, the sub-market with the strongest Q3 performance was Coral Gables. Single family value trends and sales numbers were up significantly in one of my specialty neighborhoods where I also happen to be a resident! Coral Gable’s luxury single family median price rose 10.6% to $3,545,000 and the entry level price point began at $2,450,000 which is down 3.5%. Days on market was up to 184 from 130 last year. The average listing discount was 11.9%, down from 12.1% in 2018. In the luxury condo segment, median sales price decreased 8.5% to $1,643,000 and days on market declined slightly from 217 to 210. The listing discount was up 2% to 8.9% and the entry level price was down 11+% to $1,450,000.
